Colorado Down Payment Assistance Programs
Where to start with CHFA and other assistance options—and why income limits require a current program-by-program check.

Down payment assistance is not one single program
Assistance may be offered through state housing agencies, local programs, employers or other qualified sources. Some assistance takes the form of a grant; some is a second mortgage with repayment or deferred repayment obligations. The exact terms matter.
Start with CHFA’s official resources
Colorado Housing and Finance Authority (CHFA) offers home-loan programs with eligible down payment or closing-cost assistance. Current offerings can include a grant or a second mortgage paired with an eligible CHFA first mortgage. Check the official program details before assuming an amount or qualification.
Income limits change by program and location
CHFA income limits may depend on program, county, household size and other factors. Instead of using a static statewide number, check the official CHFA income-limits page for the current rules: Official CHFA income limits ↗.
A lower down payment is not the whole calculation
Compare the first mortgage rate, grant or second-lien structure, mortgage insurance, fees, required borrower contribution, cash reserves and the total monthly payment. Assistance can make a purchase possible, but it is important to understand the complete cost.
Homebuyer education and eligibility
Some programs require a homebuyer education class, occupancy requirements, credit or income thresholds and use of approved participating lenders. Check each program’s requirements rather than relying on a social-media summary.
Let’s review options in context
I can review your scenario, show how assistance affects cash to close and help determine which available lender or program options warrant a deeper look. Availability and eligibility must be confirmed at the time of application.
