FHA, VA & USDA Home Loans

Three different programs, three different eligibility paths

By Grant Brewster · Mortgage Loan Originator · NMLS #737321

Understanding fha, va & usda home loans means looking at the structure, qualification and total financial picture—not simply shopping for a label.

FHA loans

FHA mortgages are made by approved private lenders and insured by the Federal Housing Administration. They may allow more flexible qualification than certain conventional options, but they come with mortgage-insurance costs and property standards. Borrowers should compare the total financing cost, not only the required cash upfront.

VA loans

VA-guaranteed home loans are available to eligible service members, veterans and certain surviving spouses. Eligibility is tied to service and other rules, often established with a Certificate of Eligibility. VA loans offer down payment flexibility for eligible borrowers and do not require monthly private mortgage insurance; a funding fee or exemption may apply. Occupancy and appraisal requirements still matter.

USDA guaranteed loans

The USDA Section 502 Guaranteed Loan Program is designed for eligible moderate- and lower-income households purchasing or improving an eligible primary residence in a designated rural area. Both household-income limits and property-location rules apply; an address that seems rural is not necessarily eligible, and vice versa. Program guarantee fees may apply.

Finding the right fit

These are not three versions of the same loan. We would first verify your service, income, location and occupancy eligibility; then compare upfront charges, ongoing insurance or fees, property requirements and long-term plans with conventional financing. Government backing does not mean the federal agency is lending directly to you.

Common questions

Can any buyer choose a VA mortgage?

No. VA loan eligibility is connected to qualifying military service or another recognized entitlement category.

Are all homes eligible for USDA?

No. The property must be in a USDA-eligible area, and the household and property must meet program rules.
