Home Equity Lines of Credit (HELOCs)

A flexible credit line secured by your home

By Grant Brewster · Mortgage Loan Originator · NMLS #737321

Understanding home equity lines of credit (helocs) means looking at the structure, qualification and total financial picture—not simply shopping for a label.

How a HELOC works

A home equity line of credit is revolving, home-secured borrowing. Instead of receiving one lump sum, an eligible homeowner can draw within an approved credit limit during a defined draw period. Repayment arrangements and the length of the draw and repayment periods vary by lender.

Why someone might use one

A HELOC may suit expenses that arise in stages, such as a renovation with progress payments or an uncertain project timeline. You generally owe interest on amounts borrowed rather than the full undrawn line, but fees and minimum-draw requirements can change the economics.

Risks to understand

Many HELOCs carry variable rates, so payments can rise. Some permit interest-only payments during the draw period followed by higher payments in repayment. Lenders may restrict or freeze future draws under certain circumstances. Falling behind puts the home at risk, because the property is collateral.

How to compare one

I want to review the index and margin, adjustment and rate caps if applicable, draw and repayment periods, minimum payments, annual or closing fees, ability to convert to fixed portions where offered, and whether a fixed second would better fit your project.

Common questions

Does a HELOC have the same payment forever?

Usually not. Rates, balances and repayment stages may change the required payment.

Can a lender freeze my credit line?

Under applicable circumstances, yes; ask how the contract handles changes in property value or borrower condition.
