Second Mortgages & Fixed Home Equity Loans

Access equity without automatically replacing your first loan

Understanding second mortgages & fixed home equity loans means looking at the structure, qualification and total financial picture—not simply shopping for a label.

What a second mortgage is

A second mortgage is an additional loan secured by a property that already has a first mortgage. A closed-end home equity loan typically advances a lump sum and has a defined repayment schedule. It is separate from the existing first loan, and both payment obligations remain in place.

Why homeowners consider one

A homeowner may have equity available and want funds for renovations, planned expenses or certain debt-consolidation goals without refinancing a favorable first mortgage. Whether that is preferable depends on the rate, fees, repayment timeline and the consequences of securing new borrowing against the home.

Risks and comparisons

Compare fixed versus variable rates if offered, lien position, closing expenses, combined loan-to-value limits and monthly obligations. Consolidating unsecured debts into a home-secured loan may reduce payment pressure but increases the risk to your property if you cannot repay. The new loan should address the underlying budget, not just reshuffle balances.

My approach

We start with how much you actually need, whether that need is one-time or ongoing, and how the combined payments affect reserves. I then compare a fixed second, a HELOC, a first-mortgage refinance and potentially doing nothing until the timing improves.

Common questions

Will a second mortgage replace my first?

Generally no. It adds a separate lien and payment while leaving the first mortgage in place.

What if I sell or refinance?

Liens generally have to be addressed in the transaction; coordinate with the applicable lender and title provider.
